Industrial developer and asset manager Chancerygate is about to start construction of Vertex Business Park, its 110,000 sq ft speculative development in Emersons Green, Bristol.
When complete in mid-2018, the scheme will provide two terraces of 11 high quality industrial/warehouse units in an attractive business park environment, close to junction 19 of the M4 motorway.
Units will range from 4,200 to 34,000 sq ft in size and will be available individually or in combination on a freehold or leasehold basis. Alder King, Colliers and BNP Paribas are joint agents.
Alastair King of Chancerygate said: “Vertex Park will bring much-needed industrial space to the Emersons Green area, where there is a severe shortage of stock and a high level of demand.
“Now that we’ve been granted detailed consent, we are looking forward to getting construction underway for local and national companies to take occupation.”
The scheme will be built incorporating the latest environmentally-friendly technologies to reduce the costs of occupation.
Green features include a low air permeability design and the use of 15% warehouse roof lights to increase natural lighting and high performance insulated cladding and roof materials. There will also be secure cycle parking.
Vertex Park is part of the Emersons Green Enterprise Area located on the east of Bristol. It is located in an established commercial location between the A4174 ring road and the M4 motorway and adjacent to the Bristol & Bath Science Park. It is also close to the proposed new M4 motorway junction 18a which would link the M4 with the ring road.
Last year road engineering company WDM acquired a four acre development site with motorway frontage at Vertex Park for a 48,000 sq ft flagship headquarters building.
Other occupiers on Vertex Park include vehicle leasing company ALD Automotive which moved into a £12 million, 36,000 sq ft South West headquarters building and international parcel delivery company DPD Geopost which opened a £12.3 million 68,000 sq ft regional hub parcel facility last year.
