New estate agency launched

Leading West Chartered Surveyor Mike Woodliffe has launched a new estate agency to help people in Somerset buy, sell and let their homes.

Specialising in the area centred around Cheddar, Axbridge and Winscombe, Woodliffe & Co will provide the complete range of property services from advice on preparing homes for sale to managing the legal aspect of the sales process and assistance with new purchase and even being there on moving day.

Fully registered and regulated by the Royal Institution of Chartered Surveyors, Mike Woodliffe said: “I believe there is a need for a Chartered Surveyor delivering a complete in-depth range of estate agency services going above and beyond that which is currently available in the area.

“That will include pre-sales advice, marketing, vetting of purchasers offers, helping people choose solicitors and removal companies and help for purchasers.”

Formerly a director with Bristol-based property specialists Colliers International, Mike has almost 20 years experience in the sector.

He said: “There are a range of factors which can cause unexpected headaches when people buy and sell property in predominantly rural areas. Homes might be subject to rights of way or other development considerations and land titles may not be registered with the Land Registry.”

Mike is undaunted by conflicting media reports on the state of the housing market and confident he is launching the new business at the right time.

He said: “I believe the housing market in Somerset will remain resilient. Around a third of the properties on the market in the sought after areas around Wedmore are under offer, indicating a buoyant market.

“The most recent Land Registry data shows prices rose by 0.8% in July and there has been a 2% increase in the number of completed sales compared to last year.”
