Refurbished office space at Cardiff Gate International Business Park is attracting interest from businesses looking for accommodation close to the M4.
Unit D, Copse Walk has just been refurbished by landlord XLB LLP. Offering ground and first floor accommodation amounting to 4,518 sq ft, the self-contained offices are being jointly marketed by Colliers International and Cooke & Arkwright.
Independent health consultancy HEOR has already expanded into a new 6,443 sq ft office base at the site and will be creating ten new jobs.
James Preece, a director in Colliers International’s National Offices team said: “Cardiff Gate is ideally positioned near the M4 with excellent connectivity to South Wales, Bristol, the Midlands and London.
“In addition the imminent scrapping of the Severn Bridge tolls will doubtless increase business interest in this key commercial hub on the gateway to South Wales.”
Copse Walk is part of the original ‘office village’ phase and Unit D has a secure car park with 17 spaces, LED lighting and air conditioning.
Rhys Price from Cooke & Arkwright added: “The landlord has been proactively upgrading Copse Walk to provide the specification of office space that occupiers demand and this approach has already seen them let over 11,500 sq ft since taking ownership. We are already seeing keen interest and are quoting £13.50 per sq ft.”
The 100-acre Cardiff Gate International Business Park is near Junction 30 of the M4 and is just 6.5 miles from the city centre. The park has attracted major operators including Redrow, Mitie, Ibis, Molson Coors Brewing, Regus and Scottish & Southern Energy.
Amenities include hotels, restaurants, WH Smith, doctor’s surgeries and a retail park.
