Two industrial developments worth £34m completed in Bristol

Two new industrial and warehousing developments in Bristol with a total value of around £34m have been completed by industrial property developer and asset manager Chancerygate.
Warmley Business Park, located 350 yards from the A420, and Vertex Park, situated at Emersons Green, deliver 227,748 sq ft of freehold and leasehold industrial units onto the local market.
Already 57% sold or let, Warmley Business Park is a 6.6-acre site comprising 15 units totalling 120,882 sq ft. Current occupiers include Oak Flooring Supplies, Gloden Sunbeds, engineering company Universal Balancing, and Italian meat-slicer manufacturer Graselli.
Providing fast access to the Bristol ring road, Warmley Business Park is set in a well-established employment area with neighbouring occupiers including British Red Cross, the Environment Agency and St John Ambulance.
Located at Emerson Green, Bristol’s flagship out of town business centre, Vertex Park is an 11-unit 4.8-acre scheme totalling 106,866 sq ft. Consisting of leasehold units, Vertex Park is 37% let, and current occupiers include Screwfix, Toolstation and professional fulfilment company Huboo.

Chancerygate has recently completed an 86,000 sq ft scheme in Poole, with only two units remaining, and is also developing three further schemes in the South West. Furlong Park and Festival Trade Park in Cheltenham total nearly 200, 000 sq ft, while Ferndown Park in Dorset will provide 193,000 sq ft.
Chancerygate is the UK’s largest multi-unit industrial developer and asset manager and the only one operating nationwide. Its asset management team currently manages £220m of assets across 4.9m sq ft of commercial space in more than 350 units.
This year, the company is aiming to triple its completed developments compared with the previous year, targeting 1 million sq ft across 11 schemes compared to 340,000 sq ft in 2018
