In 1987, Ian (pictured) and Richard Livingstone founded London & Regional Properties, an investment platform for large-scale property and leisure ventures. Five years later, the brothers branched into retail, buying the David Clulow optician chain out of receivership. By that chain’s 2011 sale, property had become the bigger business – literally.
The Livingstone brothers built a sprawling, diversified portfolio spanning hotels, leisure and commercial property across the UK, Europe and the Americas. In February 2026 the business rebranded as L+R. Having previously operated across four siloed divisions (Hotels, Commercial Real Estate, Private Credit and Ventures) it consolidated these under one roof. The rebrand was fronted by Cody Bradshaw, who previously joined in 2024 as CEO of L+R Hotels.
The numbers behind L+R are sizeable. Today, it sits on a wholly owned real estate portfolio worth more than £10bn, including a hotel business spanning some 115 properties, 37 brands and 11 countries. It’s also opened a new 7,000 sq. ft global headquarters at 55 Baker Street in London.
While day-to-day leadership sits increasingly with hires like Bradshaw, the brothers remain involved in the business as owners and executive chairmen. Both are notoriously media-shy, but their combined fortune continues to grow – one hotel mini-city at a time.
